I rarely write reviews, but felt it was necessary this time. My partner and I booked a birthday getaway, and based on the photos online, we were expecting a modern 5-star experience. Unfortunately, that wasn’t the case.
While the hotel is very clean and the staff are professional and friendly, the overall appearance is quite dated — more 1980s than modern. The room showed clear signs of age and wear, and although it had air conditioning, it was extremely weak. After speaking with other guests, it seems this is a widespread issue.
The dinner was also disappointing — probably the most average food we’ve had at any all-inclusive hotel. On the plus side, the pool area is well kept, and the cabana beds are great value for money.
The location means you’ll likely need to rent a car or motorbike to get in and out of Kos Town easily. We’d heard the hotel was undergoing renovations, but there were no visible signs of any work taking place. Personally we would consider other hotel options if coming back.

Went here last week, the food was okay just repetitive and bland. When they do different style food nights it’s either they cook some salmon and call it a night. The staff in the restaurant can be very nice however one of the women near the food can be very rude which made me nervous getting my food. The hotel was nice and clean but the cleaners didn’t change the toilet roll and didn’t clean the room properly, also not change the towels a couple of times. The shower head kept falling off spraying everywhere creating a slip hazard. The drain in the bathroom flooded the bathroom and door entrance so we rang reception and they didn’t do anything when they said they would come up. However the cleaners did mop up the remainder of it the next day. Beach next to it was lovely and only a two minute walk but there was no beach bar just an abandoned truck? Pool was really nice just don’t have your sun bed next to the toilets because it smells bad. Sky bar was lovely, had a nice view and staff was very friendly. Overall nice hotel just unpleasant staff just wouldn’t say it’s a 5 star.

⭐ 5 Stars? Maybe in the sky – this place is barely a 2 ⭐
Check-in was my first red flag: a long line, two receptionists handling one guest together, and one of them rolling her eyes like it’s an Olympic sport.
"All Inclusive"? Don’t make me laugh:
Bottled water – extra charge
Comfortable sunbeds – €20 per day
Drinks at the bar – extra charge
So what’s actually included? Apparently just the disappointment.
🍽 The food – a masterclass in how to ruin a meal: bland, repetitive, and tasteless. Bonus prize – food poisoning on the fourth night. Thanks for that.
🛎 The service – pure rudeness. I sat on a sunbed at the pool, not knowing it cost extra, and the staff member shooed me away with hand gestures as if I’d stolen it. Housekeeping skipped our towels; it took 1.5 hours, three calls to reception, and the last call ended with them hanging up on me.
🏨 The rooms – spacious and clean… but our neighbors had two yellow scorpions in theirs. When they asked to change rooms – denied. They packed their bags and left.
🏊 The pool – nice and not crowded, but the sewage line nearby adds a strong smell of you-know-what to your swim.
Bottom line – a hotel that combines bad food, rude service, endless extra charges, and scorpions. An unforgettable vacation – but only for the wrong

I can't recommend this hotel enough! Fabulous service, setting and food was exceptionally good. Rooms were air conditioned and spacious. Could do with a little update, ie the carpet was faded in parts but other than that.. 5*
The Spa is great, had a wonderful massage by the lovely Alexandria. Special mention for the spa manager whose name I didn't get...this lady is the sweetest most genuine girl, she definitely deserves a lot of credit. Stopped each time to speak with us. So pleasant. We will be back here, I'm not home yet and already planning the next visit. Ignore the bad reviews, this place is the perfect spot for a relaxing chilled out holiday in the sun.

I wanted to share some insights from our recent 10-night stay at the hotel. We took a bit of a gamble booking it after seeing several negative comments, so here's the scoop for anyone considering a stay.
Upon check-in, we were charged an additional 15 euros per night because the hotel claims to be a 5-star establishment, even though our tour operator rated it as 4 stars. The reception staff were alright, though not particularly welcoming—possibly because we arrived late. They seemed to simply do their jobs without much enthusiasm.
The hotel lobby and entrance are clean and appealing, but the floors where the rooms are located are another story. The carpets are old and stained. The rooms themselves are okay, but the carpets have seen better days, and the bathroom shows its age with stained fixtures and a broken tap head. If you're a fan of good showers, you might be disappointed. However, the rooms are cleaned daily and water bottles are replaced, though soft drinks are only provided on the first night.
The Wi-Fi is quite poor, especially in the rooms. You need to be near the balcony or head to the reception area for a better connection, but even then, it's hit or miss. We complained three times, but nothing changed.
The food was decent with a different menu each day, though not quite up to 5-star standards and not lot of options.
Most of the waiters and service staff seemed unhappy and unwelcoming, with only a couple of exceptions. The bar staff by the pool were a bit friendlier.
There's one Mediterranean restaurant that's free for ultra all-inclusive customers for up to three visits, but others need to pay. There's also a snack bar offering souvlaki, gyros, and basic snacks during the day, again free for ultra all-inclusive guests.
The pools are fine, with basic daily activities that don't quite meet 5-star expectations. Towels require a 10-euro deposit. The sauna, indoor swimming pool and steam room are not free, which was unexpected.
To reach the beach, you need to walk five minutes downhill. The hotel has reserved areas, but the sun loungers and shaded areas are old and unclean. The beach itself is stony, not sandy, with a small van offering basic drinks and snacks.
The nighttime entertainment is basic, so don't expect much if you're used to grand shows.
The rooftop bar is pleasant, but drinks are not included for all-inclusive guests and must be purchased separately.
During our stay, two out of three lifts were out of service, so we mostly used the stairs, which wasn't a big issue for us on the 4th floor.
In summary, here's my rating for the hotel:
- Overall hotel rating: 3-4 stars
- Food: 3/5
- Service: 2/5
- Rooms: 3/5
- Entertainment: 2/5
- Beach: 2/5
- Wi-Fi: 1/5
I hope this helps anyone considering a stay at this hotel.
