Perfect place to relax!
The hotel has a beautiful location right by the sea, with stunning sunsets you can enjoy directly from the terrace. The rooms are clean, spacious, and very comfortable. The staff are extremely friendly and always ready to help. The breakfast and dinner offer a great variety of fresh and tasty food. The pool area is clean and peaceful – ideal for relaxing. The location is great, close to Paphos but quiet enough for a truly restful stay.
Highly recommended for anyone looking for a calm and quality holiday in Cyprus! 🌅🇨🇾

The best part of this hotel is the pool area with incredible sea and mountain views. Sadly, the whole pool area closes at 6 PM, which is way too early — we weren’t even allowed to stay on the sunbed.
The rooms - it's a lottery what you will get (new building or the old rooms near pool). In general most are outdated with no soundproofing, and furnitures are worn and tired. A lot is stuck in 90s here.
Housekeeping shows up whenever it suits them. Ours came at 9 AM and said she doesn't have time to come back later.
Bathroom has zero toiletries except a mystery soap in a refillable dispenser without label — not ideal if you have sensitive skin. Bring your own.
Breakfast is okay, with live cooking of eggs and pancakes, but ingredients are cheap and not always fresh. Hygiene could be better — same cloth used on all tables without any spray in sight.
On the plus side, bar prices are fair, and there’s a hotel-owned kiosk for snacks and drinks.
Overall, great views, but service and quality need serious improvement in order to reach 4 star level.

Great view from restaurant and pool. Food is ok. Everything else is not ok. Water in the pool is cold. Nesrest beach is not near. It is dirty, with stones, not usable for smimming. Wifi is either not working or very low signal. Rooms are clean but need repair. There is a smell in bathroom.

Beautiful view over the bay, but everything else was a disappointment. Several room facilities were broken (coffee machine, safe, toilet seat) and, despite reporting them many times, nothing was fixed. Walls are paper-thin, staff are unfriendly and condescending, and towels are only changed every three days. The buffet food is awful tasteless, repetitive and even the à la carte restaurant is no better. Guests on half-board are treated very differently from all-inclusive guests, which makes the stay unpleasant and unfair. The hotel is also far from the city, with only buses or overpriced taxis to get around. Definitely not worth the price.

We have just returned from Theo sunset bay for a week. The views were nothing but spectacular, the staff were absolutely amazing. The food (all inclusive & bar) was fantastic. The daily water aerobics was great fun - Olivia you really are amazing. The guest relations manager Anastasia literally spent time getting to know the guests along with Olivia. To see such big smiles walking around the hotel each day was something I have never seen before. The only let down was the evening entertainment, Alexandra was fabulous massive hats off to her for getting all the guests involved with her energy. Olivia would run the daily activities around the hotel, even including wine tasting with cheese - that was lovely! We will be returning in September 2026. Thank you to all the staff for their welcoming and service with smiles. The room was cleaned everyday, our cleaner was such a lovely lady. The entire hotel was continuously cleaned, even the public toilets were always in tip top order. This hotel should be higher star rating than what it is. I would 100% recommend this to families.
