The location is fantastic. The views from the balcony of our bungalow were amazing. The rooms are a bit outdated. Cleaning of the rooms is not perfect, one can find some dust here and there with a bit of effort. On the other hand, there is a lot more fun stuff to do then check for dust. The food was good with sufficient choices. Entertainment was well arranged.

We had a great stay, very relaxing.
The views are wonderful, it is in a quiet area just outside town with a nice walking path along the sea to the center.
Food was varied enough and we always found something to enjoy (special mention to the lahmacun one evening).
Staff was helpful and friendly.
The room we got on the top floor of the main building (which was presented as an upgrade from the bungalow we had booked) was large but very dark and had very few power sockets available, one being just on top of the pillow in the middle of the bed, others requiring to unplug a lamp (even the kettle shared one with a lamp).

The hotel advertises itself with 5 stars, and the reviews are mostly positive.
Below is my personal review:
Stay duration: Early September
Average temperature: 25-27°C at night / 30-34°C during the day
Positive:
The location is ideal. Not directly in the city, but it’s reachable within 3-5 minutes by car.
Right by the sea, with an exclusive area for hotel guests only.
Beautiful promenade along the beach towards the city center.
Generally clean and well-maintained.
The food tasted good, with few exceptions.
Stunning view of the Marmaris Bay from the room’s balcony.
Room service works well.
Professional staff at the reception.
Security and hotel parking are well managed.
Negative:
Hygiene:
Long hair found in the shower from the previous guest.
Building:
The hotel is somewhat dated and could use renovations in some areas, like the silicone seals in the bathroom/shower.
The room balconies are not truly separated. It’s easy to access neighboring balconies or look into other rooms. However, this doesn’t apply to all rooms, but privacy is lacking.
The children’s entertainment area is located right next to the main restaurant (see "Organization").
Organization:
Requested two single beds during booking, but received a double bed.
On the first day, the minibar was not refilled.
During dinner, loud children's music plays nearby from the entertainment area (songs like "Yippee Yay Yay" and similar).
At the same time, soft piano music plays from the speakers directly above the guests' heads – an odd combination.
The waiters only clear the plates; everything else is self-service.
As soon as the meal time ends, for example at 2:30 PM, the food is cleared away instantly. I missed my dessert because of this once.
Staff:
There are both friendly and less friendly staff – which is understandable. However, one young waiter was particularly rude. At 2:30 PM, when the restaurant closed, he dragged the tables across the floor, causing an annoying screeching noise. When I addressed it, he just replied that it was 2:30 and the restaurant was closed.
I had a 90-minute full-body massage, which was fantastic. Afterward, I was given a drink to relax. Unfortunately, the friendly employee came to sit next to me and tried to sell me another massage in a very pushy manner – almost like at a bazaar. That was inappropriate. I would have liked to relax for the first five minutes after the massage in peace.
Overall Rating: 5,5 /10.

Beautiful central position, great for walks, no beach/sand but nice Waterfront. Can hop on a water taxi at the cost of 200 lira (£5) each way. Entertainment could be better but if you're staying and able try to secure a high room to be able to see the beautiful vista view
