We already had high expectations given the good reviews, but Akti Beach and its team exceeded them!!
Both the food and the facilities were excellent. The kitchen team varied daily and always prepared delicious food and plenty of it.
The service staff (waiters, cleaning ladies, reception) which you deal with a lot as a guest, was very friendly despite the fact that some guests can be very rude.
The rooms were neat and clean, with comfortable mattresses and excellent air conditioning.
Some tips:
- spend a little extra and get a room with pool access, which is fantastic!
- if you are not traveling with children, go for the adult only!
- go for a beauty treatment or massage at the spa, it’s next level!
We will definitely come back!

Location is ok as have the free bus service, food is alright if you want to try new things snack bar could be better as they just serve whatever is left over from breakfast lunch or tea , birds are allowed to sit and peck at the pizzas ready to go in or the bread left uncovered on the side.
Not happy as we came in a large group , all paid the same yet some get their fridge filled daily with drinks yet others don't when asking at reception we are told we get what we paid for ( we all paid the same and were allocated the rooms on arrival )
The hotel is very clean not much to do once here though there are only 2 main pools for families and that's it so the kids got bored very easily , the animation pool id advise getting round their from say 7.30 getting your bed as there is hardly any their too start with , main pool their is no music or entertainment
The beach is very close and very clear waters however very rocky beach , theirs nothing down the beachfront other than a supermarket which is cheaper than the hotel so it's worth the walk
2 of our party had issues with their room
1 didn't have any sockets that worked and also a broken toilet
The other had a broken toilet
The tvs have around 6 channels and are all in German with no option to search more, so glad I brought my android box so I could use my sky go app

Overall, the hotel met our expectations. The food exceeded what we anticipated, and it was easy to find something to eat or drink at any time of day. The accommodation was comfortable and functional. The rooms with direct pool access were especially convenient. There were enjoyable areas for children, and they made good use of their time. Most of the staff were attentive and helpful. Overall, we were satisfied and consider it a solid option worth evaluating.

Not at all a 5* hotel and I would struggle to justify 4*. Service here is very poor. It really is not good for value for money. I have been to much better for much cheaper on other Greek islands. Major concerns on allergies and dietary requirements - management don't seem to care and laughed off what I would have considered a major breach of hygiene and allergies laws. Would not recommend to anyone and definitely would avoid if you have a restrictive diet or suffer from severe allergies.

Great hotel and we’re really enjoying ourselves, but it does have some issues and you need to lower your expectations if you don’t understand hotel star ratings.
This hotel is rated as a 5 Star resort and relative to other hotels on the island of Kos it’s a 5 Star, but don’t expect London, New York, Paris, Dubai or Vegas 5 Star. Hotel star ratings are relative to their location as well as their amenities, conditions and service.
Let’s compare it to London, New York, Paris, Dubai or Vegas 5 Stars and it’s a 3 star (If you want a different comparison, it would be 4 Star in Benidorm).
The service is superb, very polite, helpful and welcoming, cannot fault the staff (except the guy in the beach snack bar, he’s miserable and rude).
The rooms are ok, clean, well taken care of, but they’re basic holiday rooms.
The resort shop is great, lots of necessities and gifts.
The pools are clean, plenty of sun beds (this may vary depending on time of visit, we were there mid August) but the umbrellas are unmovable and not enough of them, so shade is a premium. Kids pool is superb and it’s right next to the animations pool, which brings music and entertain throughout the day.
The food is well cooked and a great variety, with lots of dishes changing each day, but the labels of what the foods are, they’re inconsistent, sometimes it’s labelled and sometimes it’s not. Don’t get too excited by the deserts, especially the cakes, they’re about 95% wiped cream.
My other food issue is the dinner buffet starts at 7pm, which if you have young kids, this might be too late. In our case, our 4 year old is too tired by 7pm to want dinner, so every dinner is a rush for us or we just miss it.
Lack of toilets near the pools is frustrating or maybe they exist, but the hotels lacks any signage and the map isn’t great.
Finally, I can already tell by day 2, that we’re going to be bored quick (something I’ve seen mentioned in other comments). I can’t even tell you what it is that this hotel is missing, but something is missing and it feels dull and lifeless. Just walking around the resort is boring, concrete building after concrete building that surround pool areas. Just feels like the people who designed it, ticked boxes to get a resort built and didn’t add any soul and character to the place.
It’s unfortunately easy to forget you’re in Kos, you’re in Greece. Pick this hotel up and drop it in any hot location and it would need no real changes to fit in (except the gifts in the shop and the staff). This is a real shame, they need to give this hotel some character and give it a Greek flair.
Overall it’s a superb hotel for Kos and I’d recommend it and if I was to return to Kos, this would be high on my list, but I comes with some caveats that need to be accepted.
